Lettings
Whether you?re renting property for the first time, or you have a number of properties in your portfolio, it is our aim to ‘step into your shoes? and handle all matters on your behalf.

Tenant find
Finding suitable tenants and introducing them to your property can be a time consuming and complex process, but at Watkins Thomas we?ll carry out all work on your behalf so you can start collecting rent as quickly as possible.
We will advertise your property through a number of marketing channels to attract suitable tenants before carrying out the following:
- Referencing and background checks.
- Setting up of contracts and legal documentation.
- Organising for legal checks to be carried out prior to the tenants moving in. This includes:
- Energy Performance Certificate (EPC)
- Gas and electricity checks
- Registration of deposits with an approved tenancy deposit protection scheme at no additional cost.
- Handover of keys and inventory setup.
- Taking opening meter readings and notifying the council and utility suppliers of the new customer details.
Tenant find with full property management service
As well as finding tenants, we will also provide a full management service on your behalf once the tenants have moved in. Landlords who use this service benefit from complete peace of mind that all legal requirements will be met, and that the property is being monitored on a regular basis. Our full service includes:
Tenant find:

- We work with a number of approved contractors, such as electricians, plumbers and builders and can therefore organise and manage any maintenance work on your behalf.
