We are different to most estate agents in Hereford in respect of our terms and conditions or what in many cases could be referred to as costs, restrictions and obligations. Most national, regional, multiple and single office firms will expect you to sign up to their restrictive multi 4, 5, 6 page small print contract relating to time periods, sole agency, multiple agency, joint agency and joint/sole agency terms, their withdrawal fees blah blah blah.
We like to keep things simple.
Working with us is an investment. Our terms are clear, transparent and simple. We charge a straight forward percentage of the sale price achieved (plus vat at the applicable rate) which is invoiced at the time of a legal exchange of contracts and payable on completion of the sale.
The commission fee is charged inclusive of all promotional costs including advertising in the Hereford Times and on web sites including watkinsthomas.co.uk – the cutting edge site you are visiting now, rightmove.co.uk and ONTHEMARKET.COM
Marketing your property…
A distinctive sale board is provided if desired. Your property will have presence in our office and colour sale particulars with multiple photographs and a floor plan will be sent to applicants when they respond to our advertising.
These attractive marketing communications are sent to relevant potential buyers through our well-managed mailing list.
Prospective buyers who have registered interest with us are sent text alerts about new properties coming onto the market and emailed brochures either through our current mailing list or upon request. Hard copy details are sent in the post if that is the desired communication means.
At no extra expense, prospective buyers can be accompanied to viewings by a member of the Watkins Thomas team.
Letter of Instruction
Our letter of instruction will confirm the agreed commission percentage payable.
There is no up front marketing or promotional fee to pay.
No charge is levied should the property be withdrawn from the market, even if a sale is agreed, right up to the point of an exchange of contracts.
We understand that circumstances may change and in some cases, one may have to walk away from a property transaction.
